- Property and Tenant Management: Managed day-to-day operations of multiple residential apartment complexes, ensuring properties were well-maintained, safe, and compliant with regulations. Handled all tenant inquiries, lease agreements, and renewals, as well as move-in and move-out processes, ensuring a high level of tenant satisfaction and occupancy.
- Vacation Property Oversight: Oversaw vacation rental properties, handling booking management, check-ins, guest relations, and concierge-level support. Coordinated with cleaning and maintenance teams to prepare properties between stays, ensuring they consistently met high standards for guest satisfaction.
- Advertising and Marketing: Developed and implemented marketing strategies across online rental platforms, social media, and local channels to attract quality tenants and guests. Designed and wrote property listings to highlight unique amenities and location features, optimizing occupancy rates and rental income.
- Contract and Lease Management: Drafted, reviewed, and negotiated lease and rental agreements for long-term tenants and short-term guests. Ensured compliance with legal requirements, fair housing laws, and industry standards.
- Property Improvements and Maintenance: Conducted regular property inspections, identified improvement needs, and coordinated with contractors to complete upgrades and repairs. Managed property improvement projects to enhance property appeal, safety, and overall value.
- Financial Management and Bookkeeping: Maintained accurate financial records, including rent collections, vendor payments, and budgets. Produced monthly and annual financial reports to track property performance, rental income, and occupancy metrics. Monitored and managed expenses, working to maximize profitability across the portfolio.
- Data and Performance Tracking: Monitored occupancy rates, turnover rates, and other key performance indicators to identify trends and improve management strategies. Utilized property management software to track tenant inquiries, maintenance requests, and financial data.
